Mission Escondido Retail Center Undergoes A $1 Million Revitalization

Capstone Advisors adds modern upgrades to central Escondido retail property.

Escondido, Calif. – July 7, 2025 – Capstone Advisors, a Carlsbad-based diversified real estate investment, development, and advisory firm, has completed a $1 million revitalization of Mission Escondido, modernizing the prominent retail center in central Escondido.

Located at 201-205 W. Mission Ave., the center now features a contemporary design with a refreshed color palette and a standing seam metal roof. Other enhancements include drought-tolerant landscaping, updated site and tenant signage, and improvements to the parking lot, including the addition of electric vehicle charging stations.

Situated in Escondido’s downtown district, the center is currently leased by 14 tenants with a wide variety of focuses, including food, retail, health, professional services, and education. The newest tenants include Dongbu Korean BBQ, Prism Jiu Jitsu, and Swan Hair Salon.

Capstone Advisors acquired the 41,530-square-foot property in 2011 when it was 70% leased. Following strategic enhancements shortly after its acquisition, the center has consistently been well-occupied and is now fully occupied. Read Full Article

Capstone Advisors Acquires Solana Beach Retail Center

Solana Beach, Calif. – November 12th, 2024 – Capstone Advisors — a diversified real estate investment, development and advisory firm headquartered in Carlsbad, California — adds the iconic Solana Beach Beachwalk Shopping Center to its ownership collection. Capstone Advisors acquired the 55,580 sq ft. property from GEM Realty Capital, which had owned the shopping center since April 2017. The $32.1 million purchase of the retail center, located at 437 S. Highway 101, officially closed on Oct. 29.

Located on the Pacific Coast Highway in the highly desirable coastal neighborhood of Solana Beach where home values exceed $2 million, Beachwalk Shopping Center is one block from the ocean and is near the Solana Beach border with Del Mar. The property is easily accessible from some of the most desirable communities in San Diego County and is close to the Del Mar Racetrack, Del Mar Fairgrounds and Cedros Design District. Capstone Advisors Enters Utah Market With Retail Center Acquisition

South Jordan, Utah – June 28th, 2024 – Capstone Advisors, a diversified real estate investment, development and advisory firm headquartered in Carlsbad, California, expands its portfolio with the purchase of the Trail Crossing Shopping Center in South Jordan. 

The acquisition of the retail center, located at 5414 W. Daybreak Parkway, officially closed on June 28. The seller, Wright Development Group, constructed the shopping center in 2017. The property is 38,397 square feet of retail shopping space spanning five buildings. Currently, at full capacity, the center is anchored by Smith’s Food and Drug, a grocery subsidiary of The Kroger Co., along with a diverse array of national, regional, and local tenants providing essential goods and services. Capstone Advisors Sells Griffin Ranch Estates In La Quinta

La Quinta, Calif. – June 19th, 2024 – Carlsbad-based real estate investment and development company Capstone Advisors has closed the sale of Griffin Ranch Estates, 37 half acre lots in the Griffin Ranch community, located in La Quinta, California. 

Capstone Advisors sold the land to Toll Brothers, a high-quality production home builder with over five decades of experience and builds in 24 states nationwide.
