The outlook for brick-and-mortar stores is brightening, but headwinds remain.
Author Mark Twain is famously quoted as saying, “The reports of my death are greatly exaggerated.” Similarly, the retail industry continues to defy expectations and stand the test of time, regardless of long-term trends or the short-term impacts of the COVID-19 pandemic, inflation and recessions.
While retail trends shift based on the economic and political environment, investors continue to add shopping centers and malls to their investment portfolios. As a commercial mortgage originator, understanding the current and forecasted retail trends allows for a more profound discernment of which investments will be fruitful and which investments are likely to falter. Capstone Advisors Endows Professorship at USD
Capstone Advisors, led by Alex Zikakis, has endowed a professorship in real estate at the Burnham-Moores Center for Real Estate at the University of San Diego.
“Those of us in the real estate industry have benefitted by having a nationally recognized real estate program in our community and this provides an opportunity to demonstrate our appreciation and commitment to USD and the Burnham-Moores Center,” Zikakis said.
“This endowed professorship will help the USD real estate program retain and attract top faculty to continue to deliver an exceptional education to its students,” said Zikakis, who has been a member of the Burnham-Moores Center Policy Advisory Board since 2005 and is the CEO and president of Capstone Advisors, which is based in Carlsbad. Asian Grocery Taking Over Former Stein Mart Store Space on Broad Street
Richmond BizSense – For the second time this month, a vacant former Stein Mart building has caught the eye of a new-to-market retailer — this time a Korean grocer. Lotte Plaza Market will open its first Richmond-area location at 7801 W. Broad St.
California-based Capstone Advisors owns Olde Towne Shopping Center and was represented in the deal by Colliers International’s Rob Black and Robby Brownfield. Their Colliers colleagues Peter Vick and Harrison Hall repped the tenant, as did Michael Patz out of KLNB’s Baltimore office.
The grocer is taking about half of the overall square footage at the 91,000-square-foot, 50-year-old shopping center. Capstone counts 21 other shopping centers around the country in its portfolio. Read full feature.
Capstone Advisors Celebrates Completion of $2 Million Renovation of El Camino Square
Encinitas Advocate — A ribbon-cutting event was held on March 23 to celebrate the completion of a $2 million update of El Camino Square, according to a news release. The renovation modernized the outdated center located at the heart of Encinitas’ retail corridor on El Camino Real. Read full feature.

Capstone Advisors Acquires Land Parcel for Housing in Riverside County
SD Daily Transcript — The Carlsbad-based real estate investment and development firm Capstone Advisors has acquired 26.55 acres of land in Riverside County for $3.05 million from a private seller. The land is slated to hold as many as 133 residential home lots. Read full feature.
